Condo questions

Which Traverse City condos allow short-term rentals?

Of the documents we read for these communities, those for Eastside One, Trailside 45 and Boardman Flats allow transient rentals, and the 8th Street Townhomes bylaws allow short-term rentals in four units without naming them. All four are in the City of Traverse City, which licenses short-term rentals separately, and Trailside 45’s third floor may still require an association rental manager. At The Shores in Acme Township, the bylaws set no minimum lease term we could find and the Grand Traverse Resort rental program is optional, but Acme Township has its own rules. Check the local rules for the exact unit.

Which Traverse City area condos have a rental cap?

The Black Bear Farms bylaws cap leased units at 10 percent, with board exceptions for hardship (Black Bear Farms II has separate documents). Meadowview Commons in Elk Rapids allows no more than five units leased at once unless the board waives the cap for hardship. Cherrywood Commons on Old Mission Peninsula allows no more than six leased units under its 2019 restated bylaws, and its 2025 rules allow rentals only in special circumstances.

Are there 55 and older condos in Traverse City?

Of the communities we cover, Traverse Hills Adult Community in Garfield Township is the one 55 and older community. Its recorded bylaws require at least 80 percent of units to be permanently occupied by at least one person 55 or older, and its February 2023 rules go further. Cedar Creek Commons recorded a 55 and older amendment in 2007, but a notice recorded in January 2008 says it is void, so Cedar Creek has no age minimum.

Where do these rules and numbers come from?

Rules come from the association documents we could get, such as master deeds, bylaws, disclosure statements and handbooks; each community’s page lists which ones. Sales and dues come from Northern Great Lakes REALTORS® MLS records. Dues and rules change, so confirm with the association before you write an offer.
