What the condo documents say

We read the Green Meadows master deed, its seven recorded amendments, the condominium bylaws and the association’s current rules and policies. The master deed was recorded August 18, 1982 (Liber 551, Pages 283 to 317, Grand Traverse County Condominium Subdivision Plan No. 22). The original developer was Hedges of Traverse City, Inc., and Devco Grand Traverse, Inc. took over as successor developer by 1985.

This is a summary of the parts buyers ask about most. Associations can amend their documents and adopt new rules, so get the current set before you write an offer.

  • Leasing and short-term rentals

Article V, Section 2 of the bylaws lets an owner lease a unit for single-family residential use. The owner must tell the association in writing at least 21 days before leasing, use the association’s standard lease form, and deliver a copy of the signed lease within 10 days. A lease must run at least one year unless the board approves a shorter term in writing. The bylaws say seasonal leases under a year will be approved as a matter of course for owners who keep two primary residences. None of the seven amendments we read changed this section. Garfield Township has its own rules on short-term rentals, so check those too.Source: Condominium Bylaws, Article V, Section 2

  • Pets

No animal can be kept without the board’s prior written consent, and the board can revoke it. The 2024 Animal and Pet Policy asks for the pet’s breed, age, weight, photo and vaccination records, and an approved pet must be registered with the association within 60 days. Animals must be leashed outdoors and can’t be tethered or housed outside. Feeding wildlife, including bird feeders, is not allowed. The documents set no number or size limit. The policy also requires consent for a visiting animal.Source: Condominium Bylaws, Article V, Section 5; Animal and Pet Policy (April 4, 2024)

  • Heat

The Fifth Amendment makes the owners of units 13 to 46 jointly responsible for operating, maintaining and replacing the three shared heating and cooling systems on the main levels of buildings I, V and VI. The owners of units 1 to 12, in buildings III and IV, each pay for the system in their own unit’s laundry room.Source: Fifth Amendment to Master Deed, amending Bylaws Article II, Section 3 and Article IV, Section 1

  • Garages

The Fourth Amendment made an assigned garage part of its unit. The Seventh Amendment (2006) lists the garage assigned to each unit by unit number and address. Units 16, 18, 24, 27, 33 and 42 have no garage assigned, and Unit 47 has an attached garage.Source: Fourth Amendment to Master Deed, Article IV(M); Seventh Amendment to Master Deed

  • Former pool site

The Sixth Amendment (2005) records that owners approved removing the pool and pool building, and that a 47th residential unit was built on the former pool site and added to the condominium with the same percentage of value as every other unit.Source: Sixth Amendment to Master Deed

  • Vehicles

Each unit is allowed two vehicles on the property, and one must be kept in the unit’s garage if it has one. Units without a garage get two surface spaces. Trailers, motor homes, campers, boats, snowmobiles, off-road vehicles and commercial vehicles can’t be parked or stored on the property.Source: Vehicle Policy (April 4, 2024)

  • Exterior changes and signs

Structural changes and any exterior change need the board’s written approval, including doors, windows, lighting, exterior paint, air conditioning units, antennas, awnings and landscaping. The board keeps a list of approved vendors and products for windows, sliding doors, entry doors and garage doors, and the owner signs an agreement taking on the cost of upkeep. Signs, including For Sale signs, need the association’s written permission.Source: Condominium Bylaws, Article V, Sections 3 and 10; Alteration and Modification Policy (April 18, 2024)

  • Assessments

The board can raise the general assessment or levy an added assessment for operating costs, replacing common elements, emergencies, or additions of up to $2,500 a year. Other special assessments, such as larger capital improvements, need prior approval of more than 60 percent of all owners in value and in number. The budget must include a reserve of at least 10 percent of the annual budget.Source: Condominium Bylaws, Article II, Section 3

  • Before closing

A buyer with a signed purchase agreement can ask the association for a written statement of any unpaid assessments on the unit. If the buyer doesn’t ask at least five days before closing, unpaid assessments on the unit can be enforced against the buyer.Source: Condominium Bylaws, Article II, Section 11

Buying here: what to check

Most Green Meadows units that sell are 800 square feet with heat in the dues, and garages are assigned unit by unit. These are the things we check before an offer.

  • Dues history

Listed dues on the 800 square foot units were $270 to $285 a month in late 2023, $335 from July 2024 through February 2025, and $450 to $452.49 from August 2025 on. The larger units, which pay for their own heat, listed $245 in December 2023 and $410 in 2025. Ask for the current budget and what the latest increase pays for.

  • The $100 assessment

Two recent listings say $100 of the monthly fee is a temporary assessment, and one calls it a boiler assessment for its building that ends in April 2030. A 2023 listing said a $1,422 boiler assessment was to be assumed by the buyer. Ask which assessments apply to the exact unit and whether they pass to you at closing.

  • Decks and roofs

A board rule closed the decks in buildings 1, 3, 4, 5 and 6 starting February 13, 2025 until they were replaced, and 2025 listings mention new roofs and decks. Confirm the work is finished on the building you are buying in.

  • Pets and tenants

One listing says tenants can’t have pets. We didn’t find that rule in the bylaws or the 2024 pet policy, which apply to all residents, so ask the board before you plan to rent to someone with a pet.

  • Garage or not

Garages are assigned by unit in the Seventh Amendment. 2611 (Unit 18) and 2703 (Unit 27) have no garage assigned, so check the list for the exact unit.

  • Insurance

Under Article III of the bylaws, the association insures the common elements and the standard fixtures inside units. Owners insure their own belongings, liability, improvements and living expenses after a fire.

Green Meadows questions

What are the HOA dues at Green Meadows?

Listed dues depend on the unit type and have gone up. The 800 square foot units, whose dues include heat, listed $270 to $285 a month in late 2023, $335 from July 2024 through February 2025, and $450 to $452.49 from August 2025 on. The larger units in buildings III and IV, which pay for their own heat, listed $245 in December 2023 and $410 in 2025. Two recent listings say $100 of the monthly fee is a temporary assessment. Confirm the current amount with the association.

Can you rent a Green Meadows condo short term?

Not without board approval. Article V, Section 2 of the bylaws requires a lease of at least one year unless the board approves a shorter term in writing, and it says seasonal leases will be approved as a matter of course for owners who keep two primary residences. Owners must give the association 21 days of written notice, use its standard lease form and deliver a copy of the lease within 10 days. Garfield Township has its own rules as well.

Are pets allowed at Green Meadows?

Only with the board’s prior written consent. The bylaws and the 2024 Animal and Pet Policy require written approval for each animal kept or visiting, registration with the association within 60 days, and a leash outdoors. The documents set no number or size limit, and the board can revoke approval.

What do Green Meadows condos sell for?

There were 10 sales between October 2023 and October 17, 2026, from $170,000 to $315,000, with a median of $192,250. The 800 square foot two-bedroom units sold from $170,000 to $205,000. The larger units sold for $190,000 (1,120 square feet), $290,000 (1,977 square feet) and $315,000 (1,908 square feet).

How big are the units at Green Meadows?

Most units that have sold are two-bedroom, one-bath units of 800 square feet, based on MLS records. The larger units that have sold were a 1,120 square foot two-bedroom, a 1,908 square foot three-bedroom with two baths and a 1,977 square foot four-bedroom with three baths. The condominium has 47 units.

When was Green Meadows built and who developed it?

In phases from 1982 on. Hedges of Traverse City, Inc. recorded the master deed on August 18, 1982 for the first 12 units, in buildings III and IV. Devco Grand Traverse, Inc. took over as developer by 1985 and added land and units 13 to 46, in buildings I, V and VI, in 1986. A 47th unit was added in 2005 on the former pool site. MLS records list years built from 1986 to 1992, which don’t match the recorded phases.

Who pays for heat at Green Meadows?

It depends on the unit. The Fifth Amendment to the master deed makes the owners of units 13 to 46 jointly responsible for the three shared heating and cooling systems in buildings I, V and VI, and listings for those units show heat in the dues. Owners of units 1 to 12 pay for the system in their own unit.

Do Green Meadows condos come with a garage?

Most do. The Seventh Amendment to the master deed (2006) assigns a numbered garage to every unit except units 16, 18, 24, 27, 33 and 42, and Unit 47 has an attached garage. The Fourth Amendment made an assigned garage part of the unit.

Is there a pool at Green Meadows?

No. The Sixth Amendment to the master deed (2005) records that owners approved removing the pool and pool building, and a 47th residential unit was built on that site.
