Buying here: what to check

Hammond Place draws buyers who want one-level living with the outside work handled and an indoor pool in the community building. These are the things we check before an offer.

  • Dues history

Listings showed $370 a month on 2024 sales, $370 or $395 in 2025, and $400 on every 2026 sale. Ask for the current budget.

  • Recent projects

Ask for the last two years of board minutes and financials. They show what has been spent on roofs, the pool and the grounds, what is planned next, and how it will be paid for.

  • Reserves

The bylaws require a reserve of at least 10 percent of the annual budget. Ask for the current reserve balance and any reserve study.

  • Renting it out

Nightly and weekly rentals are out. Leases need an initial term of at least six months and written board approval, and the master deed says rental terms can’t be changed without the written consent of each affected owner and mortgagee.

  • Age

One listing coded Hammond Place as a 55 and over community. The documents we read contain no age restriction, so don’t rely on that label.
