What the condo documents say

We read the Premier Place II purchaser information booklet, mainly the disclosure statement effective January 1, 2025, with its budget, and the condominium bylaws. The developer is Premier Place II LLC of Ada, Michigan, whose principals were also involved with the original Premier Place next door.

The listing also carried second and third amendments to the master deed, which we have not read. Get the full current set before you write an offer.

Buying here: what to check

Premier Place II draws buyers who want a newer condo near Boardman Lake, outside the city limits. These are the things we check before an offer.

  • Lake and amenity access

One 2026 listing describes a walking path to about 470 feet of shared Boardman Lake frontage and says Premier Place II residents have access to a pool and clubhouse. The budget pays $21,000 a year to Premier Place, so ask for the agreement behind that before you rely on amenity access. See our Boardman Lake page.

  • Dues history

Listings showed $345 a month on most 2024 sales and $380 to $385 on the sales since. The 2025 budget was estimated by the developer assuming every unit sold and occupied, so ask for the current budget.

  • Developer rights

The developer reserved the right to expand, contract and convert the condominium. Ask what has been done under the second and third amendments and what is planned next door.

  • No short-term rentals

The 30-day minimum lease rules out nightly and weekly rentals. Rentals have to run 30 days or longer.

  • Garages

Owners assigned a garage carry its repair costs and their share of its insurance. Check whether the unit you want has one.
