This 3D lake model needs a browser with WebGL. Ask us about Boardman Lake frontage and we’ll send you the depth map.

The lake bottom comes from the Michigan DNR lake survey, whose deepest contour is 73 feet; the DNR fisheries report lists Boardman Lake at 71 feet deep. Height is exaggerated so the drop offs show. A guide, not a navigation chart.

Living on Boardman Lake

Boardman Lake is the in town lake: it sits on the Boardman River just south of downtown Traverse City, with a 4 mile trail all the way around it.

Most homes on the lake are condos and other multi family buildings, and the DNR found the shoreline mostly natural even with the development around it.

The Boardman Lake Loop Trail connects the lake to the rest of the TART Trails network, Northwestern Michigan College’s University Center and Hull Park, so you can walk or bike to a lot of town.

Frontage is listed as private or shared, and every card above says which one it is.

  • Size

About 339 acres, with about 4.2 miles of shoreline.

  • Depth

About 71 feet at its deepest, averaging about 25.

  • River

The Boardman River flows through the lake. The Union Street dam downstream holds it about 9 feet above its natural level.

  • Trail

The Boardman Lake Loop Trail, about 4 miles, finished in July 2022.

  • Community

Traverse City, in Grand Traverse County.

  • Hull Park

The public boat launch at the north end, for small boats, kayaks and sailboats.

  • Medalie Park

A kayak and canoe launch at the south end.

  • Lake Ridge Drive

A city kayak launch on the west side of the lake.

Getting on the water

Boardman Lake is a good paddling lake, with launches at both ends and fishing decks along the trail on the west side.

The DNR calls the fish community stable and diverse: walleye from natural reproduction, plus northern pike, smallmouth bass, yellow perch and rock bass.

Buying on Boardman Lake: what to know

  • Septic inspection at sale

Grand Traverse County requires a well and septic evaluation at sale for waterfront homes with a well or septic. We check how the address is served and get anything needed scheduled early.

  • Private or shared frontage

Condos usually share frontage with association docks and rules. Ask for the association documents before you write an offer.

  • Short term rentals

Traverse City has strict short term rental rules, and condo associations add their own. We check both for the exact address.

  • Taxes and zoning

Taxes, zoning and rental rules depend on the exact address and its association, so we check them before you write an offer.

  • Depth off the dock

Some shorelines drop off fast and some stay shallow. Use the 3D map, then look in person.

  • Trail out front

The loop trail runs along much of the shore. Look at where it passes the property and how busy it is.

Boardman Lake questions

How deep is Boardman Lake?

About 71 feet at its deepest, according to the Michigan DNR, with an average depth of about 25 feet. The bottom is mostly sand, with some organic areas and cobble.

How big is Boardman Lake?

About 339 acres, with roughly 4.2 miles of shoreline. It sits inside the City of Traverse City, just south of downtown.

Is Boardman Lake part of the Boardman River?

Yes. The Boardman River flows in at the south end and leaves at the north end toward downtown. The Union Street dam, first built in 1867, holds the lake about 9 feet above its natural level.

Is there a trail around Boardman Lake?

Yes. The Boardman Lake Loop Trail runs about 4 miles around the lake, with pavement, boardwalk and gravel, fishing decks and kayak launches. TART finished the loop in July 2022.

Where is public access on Boardman Lake?

What fish are in Boardman Lake?

Walleye, northern pike, smallmouth and largemouth bass, yellow perch, rock bass and bluegill. The DNR stocked walleye from 1977 to 1983, and natural reproduction still supports the walleye fishery.

Do Boardman Lake homes need a septic inspection to sell?

Since January 1, 2026 Grand Traverse County requires a time of transfer evaluation for homes within 300 feet of a lake or stream that have a well or septic system. Many Boardman Lake homes are condos, so we check how the exact address is served.

Can I rent out a Boardman Lake condo short term?

Traverse City has strict short term rental rules, and condo associations often have their own. We check the city rules and the association documents for the exact address.
