Trailside 45 condos
Trailside 45 is a condo building at 630 S Garfield Avenue in Traverse City, built in 2017 and 2018, with one-bedrooms around 600 square feet and two-bedrooms around 900. The condo documents for each floor say units may be rented on a transient basis. There have been 18 sales since January 2024, from $150,000 to $372,000.
What the condo documents say
Trailside 45 is set up as a master condominium, Trailside45 Master Condominium, recorded June 25, 2021 as Grand Traverse County Condominium Subdivision Plan No. 476, with a separate sub-condominium for each floor. We read the master deed and its 2024 amendment, the full master deeds for the first, second and third floors, and the first pages and amendments of the fourth floor master deed. The developer was T45 Acquisition Co. LLC.
Amendments to the master deed and each floor’s master deed, recorded December 6, 2024, conform the documents to a plan of merger that folds the floor associations into the master association. Get the current documents from the association before you write an offer.
Transient rentals
The original third floor bylaws required leases of at least 30 days, allowed up to three individual weeks a year, and required all leasing to go through the association’s designated rental manager. First amendments to the third and fourth floor master deeds, recorded September 17, 2021, gave owners the right to lease on a transient basis but still required a rental manager designated or approved by the association. Second amendments dated September 2021 dropped the rental manager requirement; the fourth floor’s was recorded October 6, 2021, but a 2024 third floor amendment lists only the first amendment, and is itself titled Second Amendment, so the 2021 third floor second amendment may never have been recorded and the rental manager rule may still apply there. The first and second floor master deeds, recorded January 5, 2022, allow transient leasing with no rental manager requirement.Source: Floor master deeds and amendments, Bylaws Articles VI and VII
City license
The City of Traverse City licenses short-term rentals separately. One listing included a 2022 city vacation home rental license for Unit 302 that expired December 31, 2022. See our short-term rental guide.Source: City of Traverse City license attached to a 2024 listing
Pets
Household pets are allowed, with a limit of two dogs older than four months per owner, and the board can remove a pet whose conduct it finds objectionable.Source: Third floor Bylaws, Article VI
Reserves and special assessments
The reserve fund must be at least 10 percent of the annual budget. The board can levy assessments for replacements and emergencies on its own; other special assessments need prior approval of more than 60 percent of all owners, in value and in number. The 2024 master amendment states its own vote as more than 60 percent of co-owners, so ask which rule applies after the merger.Source: Third floor Bylaws, Article II; 2024 master amendment
Paid at closing on a resale
The board can require a resale buyer to pay up to two months of regular assessments into reserves at closing, by written notice.Source: Third floor Bylaws, Article II
Rules to know
Units are single-family residential use only. No exterior changes, white window liners only, no signs other than the developer’s while it owns a unit, no storage or unattended bikes in common areas, and balcony furniture in an approved color and style.Source: Third floor Bylaws, Article VI

Rental manager
On the third floor, the recorded documents we read may still require leasing through a rental manager the association designates or approves. Ask the association before you plan to self-manage.
Which floor
Each floor started as its own sub-condominium. Get the documents for the unit’s floor along with the master documents and the 2024 merger documents.
Dues
Listings since 2024 showed $350 to $360 a month. Ask for the current master budget and reserve balance, which weren’t in the documents we read.
