Meadowview Commons condos
Meadowview Commons is a condo community in the Village of Elk Rapids, built from 1998 to 2005. Its 2019 bylaws cap rentals at five units and require an initial lease of at least six months. There have been 16 sales since November 2023, all two-bedrooms, from $304,500 to $460,000.
What the condo documents say
We read the 2019 Amended and Restated Bylaws, recorded as part of the Fourth Amendment to the Master Deed on January 15, 2019, the older bylaws and restrictions they replaced, and the association’s Golden Rules. The condominium is Antrim County Condominium Subdivision Plan No. 65, in the Village of Elk Rapids.

Rental cap
No more than five units in the whole condominium may be leased at once. Units already leased when these bylaws took effect may keep leasing as long as they stay continuously rented. Lease terms
The initial lease term must be at least six months, and no non-owner may occupy for less than 30 days. Transient tenants aren’t allowed unless the board approves in writing, subleasing isn’t allowed, and timesharing is prohibited. Pets

Vehicles

Reserves and special assessments
The reserve fund must be at least 10 percent of the annual budget. The board can levy assessments for replacements and emergencies on its own; other special assessments need prior approval of more than 60 percent of all owners.
