What the condo documents say

We read the Crown Ridge purchaser information booklet and its first and second amendments, and the Crown Courtyard Villas bylaws and fact sheet. All three associations were developed by Crown Associate, Inc. Crown Ridge’s master deed was recorded April 7, 1998.

The Villas fact sheet says the three associations share roads and common areas, splitting those costs Villas 21 percent, Ridges 31 percent and Commons 48 percent. We did not have Crown Commons documents. Which association a unit belongs to decides its rules and dues, so confirm that first.

Buying here: what to check

The Crown draws buyers who want a larger condo near the west side of Traverse City. These are the things we check before an offer.

  • Which association

Get the documents for the association the unit is actually in. The rules, dues and budgets differ.

  • Roofs and reserves

Roofs are a major cost for these associations. Ask for the current budget, balance sheet and reserve balance, what roof work is done and what is left, and whether any assessment is planned.

  • Renting it out

Crown Ridge and the Villas require leases of at least six months, so plan on no short-term rentals. The board can waive or vary these restrictions, so a past exception doesn’t mean you’ll get one.

  • Pets and tenants

Tenants can’t have pets under the Crown Ridge or Villas bylaws.
