New construction · Traverse City, Empire & Williamsburg

New construction homes up north.

We list new homes for several local builders, so at any given time there is usually something finished, something framed, and something still on paper. Prices and what is available today are on the listings page. This page is about where the homes are and what to know before you buy one.

Where we have homes

  • Village at M22, Empire

New homes on S Sunset Drive in Empire, near the Lake Michigan beach and South Bar Lake. Ranch, contemporary and two-story plans with three bedrooms, from about 1,440 to 1,700 square feet.

  • Windmill Farms, Traverse City

Coyote Lane. Three-bedroom, two-bath homes of roughly 1,600 to 1,700 square feet on lots of about three-quarters of an acre or more.

  • Spec homes around Traverse City

Individual new builds come and go. The listings page shows what is standing today.

  • Dornoch, Williamsburg

Buildable lots in a golf community, if you would rather build your own.

What to know before you buy new

  • Your lot may legally be a condo unit.

Many new neighborhoods up here are site condominiums, which come with a master deed and association paperwork. What that means for you.

  • Liens can show up after closing.

Contractors and suppliers have 90 days after their last day on the job to record one. What to ask for.

  • The tax bill will change.

A new home is often still assessed as land or as partly built, so the taxes shown on the listing can be well below what you will pay once the assessor adds the finished house. Ask the township assessor for an estimate.

  • What it costs to build instead.

Who we represent

We are the listing agents for these builders, so on these homes we represent the seller. We are happy to walk you through any of them and answer your questions, and we will explain your options for representation before you write an offer.

Are you a builder?

We work with spec builders on pricing, marketing and getting homes sold. Here is how we work with builders.
